Annual September Meeting

Once again it is time to elect New Officers for the coming year for our HOA Board. The meeting has been set for TBD Watch for updates for 2023. Homeowners will meet at the pool, 3800 Astor Dr. to elect new Officers and HOA Board for the 2023/2024 year. It is very important you vote either by attending the meeting or turning in your Proxy. This is the time for you to bring your concerns and suggestions to the Homeowners Association Board so that questions can be discussed and answered. If you would like to serve on the HOA Board you may contact Aria and your name will be placed on the ballot. The HOA Board meets once a month usually in the home of the members. If you do not wish to serve on the HOA Board but would like to help with Special Events in our Neighborhood, please contact any member on the HOA Board to become more involved.

This year it is extremely important you attend the Annual Meeting to better understand the obstacles facing the HOA Board this coming year. Our neighborhood is over 30 years old with 298 homes built in seven different Phases. We have discovered every phase has a different set of Covenants and Restrictions. As a Board we would like to make Amendments to the By-Laws so that all Covenants and Restrictions in every phase are the same. This means all Neighborhood Dues, will be due on the same date April 1st . Restrictions will all be the same for every Phase 1-7.

The concern of Rental Property in our neighborhood that affects our property values have been brought to the HOA attention. This must be voted on and we must have a quorum of 60% in each Phase in order to stop any additional houses becoming Rentals. Rentals now will remain Rental Property until the property is SOLD. Please Vote and return your Proxy at the meeting, or you can drop your Vote at 3914 Mayfair Dr. drop box.

The HOA would like to add an Amendment also stating there would be fines for those who break the By-Laws and or Declaration of Covenants And Restrictions. Right now, the only option the HOA has to enforce by-laws or covenants is put a lien on the home, or serve the homeowner court papers. This can be very costly just because someone does not remove a satellite dish or reroof their home or repair a fallen down fence. The homeowner will be sent a friendly reminder stating what Covenant or Restriction has been broken and then after 7 days a second reminder. After 14 days a written fine will be sent for collection. There are 13 homes in this neighborhood which are presently delinquent on their HOA dues, some up to 5 yrs. As expenses go up we as an HOA have to have a way to collect on these accounts other than placing a lien on their property. Berkeley needs 60% of Homeowners to Vote Yes in order to put this in our New Amendment.
